Getting to know each other

First, we meet and identify your needs to create a strategy plan. This plan is based on the location that best suits you, the amount of space needed and the must haves of the property. During this phase we will also establish your ideal way of purchase (cash or financed) and weather or not you’ll need to get pre-approved.

Home search

This is the part where it gets tricky! We will work as a team identifying properties that suit your wish list. Warning! As your brokers we will be in charge of setting you up with showing appointments, it is essential that you trust the process and let us do the work, if a buyer contacts another broker directly we can no longer help you.

Make an offer

Weather it is a resale or an REO, once we find the right fit, we will negotiate an offer on your ideal property! Luckily, Orbita’s brokers thrive at negotiations; so, no worries, you’re in great hands!

Due diligence period

This time is for inspections, loan origination if financing, title search and clear any contingencies to prepare for closing. We will guide you every step of the way.

Closing

Ready to enjoy your new home? At last, we will meet at the closing table after reviewing your closing statement, so you can sign the deed and get the keys to your new property.
